Hey Teri,I also took my course for my Florida license via Real Estate Express and if you follow the course and review what they say will be on the exam (we have a sheet for the Florida exam which talked about the most common topics on the exam based on % of questions) you will do just fine :)Good Luck and all the best for your new career 

Portfolio banks don't sell their loans, therefore they are the final say in how the loans are underwritten.Once you start talking to a bank, ask the loan officer about what metrics the bank's loan policy looks at.

We use a 17-page lease appropriate for the state we lease in and it has been reviewed by a lawyer and then on top of that we add an addendum for pets, an addendum for moving out procedures, etc.

Review the terms of the rental agreement and see if the terms and consequences are clear.

The due diligence would be similar to buying a rental property, plus having the contract reviewed by an attorney.

But even then -- that is just one metric to evaluate the property.
