Has anyone had any luck in lowering their insurance premiums by providing the leases, that include a long list of safeguards, to their insurance company?

BRRRR would be tough in the bay area due to the competition from seasonal flippers and investment companies.

That company went belly-up during the last crash long before this guru even thought about real estate investment let alone finance.
