You can live it in and rent other rooms..Or else, if it is investment, then have to go conventional or Non QM depending on your financial situation.

I rented out a tiny commercial space to some ladies that wanted to open a retail clothing store. 10 days after move in they had a falling out and one of them moved her portion of the merchandise out of the store the next day.

No rent roll for this new tenant.The property I am renting is in a new state for them.

So it should be assessed like every other deal: purchase price, rehab costs, rent level, expenses to operate, etc.  

Is it common practice for the property manger to not communicate about non payment of rent?

If a tenant is late with rent, I've never heard and am always paid my rent around the middle of the month from the PM-so guessing the tenant has always paid on time or close to it.
