@Chris Schoonhoven, Columbus Ohio is a great RE market.Speaking of Hilltop, you need to find the sweet spot, I own duplex there and is one of my favorite, not really in Westgate, but that particular block is nice with home owners who take care of their properties, purchasing price is low, tenants there are low-income working class, I did serious tenants screening, and am very happy with the ones I have, it produce the most profit out of all my investments.

I would work with the property owner and see if we can work out a negotiation charging the tenant for a fair amount and the remainder be paid by the landlord.

On the numbers, once we leave it will cash flow nicely especially once we refi down to hopefully a 5.5% rate next year as its owner occupied.

all the agents in columbus are doing is calling multifamily owners off market on dialers forcing them to sell a little less than market value or setting them up on searches. correct no value. they are taking two sides and selling places 60 years old without underwriting or value proposition.
