I noticed the it includes the following language:(15) PRODUCTS USED FOR COMMERCIAL PURPOSES (MULTI-USER ORGANIZATIONS) PUBLIC RENTAL OR COMMUNAL USE IN MULTI-FAMILY HOUSING (USE OF A PRODUCT FOR THESE PURPOSES WILL VOID THIS PLAN)Judging by the statement above, it seems to indicate that putting in W/D in tenant occupied units would be covered under the policy, or maybe I am incorrect.

The seller needs to know that you are making this offer for a short term profit, that you have the right to market the property by private or public treaty to find an assignee, and that if an assignee is not found before the prescribed settlement date that this offer is subject to cancellation.I like to get the seller 100% on my side as a co-seller, a shared equity (know as a Hybrid).

If the PM company is using public contractors, then maybe they would share that information but you probably wouldn't get as good of a deal as you would with the PM company involved.Why don't you just call a bunch of contractors and get bids, ask as many questions as you desire.

Or, as is usually the case, if it's a contract between the licensed contractor and a public entity i.e. a city, county, state, or Fed, school or a municipality project/s, etc. then it is also required to show proof of LIABILITY INSURANCE by producing a CERTA lot of folks overlook or don't even think about WORKERS COMP & LIABILITY INSURANCE but it is one of the most important elements of a contract.

There also seems no better way to *not* get changes made than to have a bunch of "greedy landlords" (that's what it would look like to the public) complaining about cost.Instead, I think we should focus on the actual challenges in maintaining compliance.
