I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

We prioritize what's important and don't desire the latest and greatest unless it's specific and made a priority in our life. 

We paid on time, and we’re great players, but when we ask for an extension, the seller was screaming and hollering at us, and would not remotely be reasonable.

I believe you are stuck with no planning, you should be planning at least 2 weeks ahead with what you want them to do, not "oh you need to do this tomorrow", give them 3 days of worth so they know how to prioritize, that is why you hire someone with a brain and let them choose their maximum productivity. 

Many local players are very much keyed into these fundamentals, but for sure many will sell you, sign you up for a rehab and then move on. 

This mentor should be a big player in your market, doing what you want to do hence if you are looking to do college rentals, find someone with 30+ of those units. 

If I were her I would prioritize my time to the customers who are going to get me the most money.
