I am a recent graduate from the College of Charleston, and now work as a financial analyst for a large multifamily real estate company. 

Is this consider off normal practice or a standard transaction with SDIRA? 

I'm looking at a duplex in a college town.

However, my broker is already urging us (unsolicited) to seek a lower price.So the questions would be:1) Is it accepted practice to change the price if the seller refuses to cure?

In most states after a certain period you can claim ownership thought "Adverse Possession" Keep in mind it takes 20 years in MD so it may not be a very practical option.
