Most experienced investors aren't looking to the protection of a home warranty, which gives me another level of caution.

Occasionally, I'm asked about two or more people pooling their resources to buy properties.

I am an experienced flipper, and I got into this deal with plenty of margin, so cashflowing out of it at the end is not a concern, but I need the liquid cash to get it there. 

Many times I have been in the home they choose 3-4 times for previous sales years ago, so can tell them all about updates, etc.I think many people are getting ready to have a rude awakening in the coming year or two and when people get burned with no representation or loose a lot of money.

I think it would be very beneficial for the less experienced investors to get a chance to talk to the experienced investors and hear some of the challenges they have been able to overcome as a female investor.

For those who are experienced with notes investing, Scott did share a few assets that we allegedly purchased with out JV.
