I have several rentals, but just listed one that I am managing myself and I am overwhelmed by the number of people who are calling about Section 8 housing.

As a stand-alone metric, it is basically a measurement of how much management headaches you have.However, I think for new investors, it is has importance at first.

Usually, mid-term leases are a reasonable option for people in this profession but there are so many other professions/needs that most people probably don't target that worker specifically.  

I do believe this venue will give me greater access to people and tools.

Yes, I think you would be fine with your lender, many people move out of a primary and turn into a rental.
