You can maximize bookings by allowing all sorts of liberal stuff and deal with the occasional headaches that come up, or you can have less bookings but more quality by creating better framework. 

Also, I see the occasional deal in Hartford city, and some areas seem much better than others, so I'm trying to understand the experience of other investors who actually own properties in the city.

I occasionally check to see what's for sale in the two areas where my rentals are.

I'm buying/wholesaling in Dallas/Ft Worth, San Antonio, Austin, and occasionally in Houston.

There are definitely deals on the MLS, but occasionally get off market deals as well.
