The property has no Certificate of occupancy since it was built in 1901 but was just gutted out completely & set up as a 3 family.

However I purchased the tickets for $200 reminding myself that education is priceless and if I can obtain just one new piece of information it is worth the investment.

Are these properties that you have obtained the lien/deed & have taken possession or are you just trying to generate income from leads?

What are the proper steps in obtaining a home and closing on that home?

I understand that both loans require 1-year occupancy and that you need 2 years landlord experience before you can deem the rental income as income when trying to obtain a second loan (either for another house hack or primary residence).

As it stands, this is not a good candidate, in my opinion, for obtaining the deed.
