Your competition won't be AS high for STRs (both in acquisition and marketing your own) as tourists tend to frequent Destin moreso than Pensacola Beach, but there are still plenty of folks that visit P-Cola and nearby beaches for concerts, festivals, conferences, TDYs, Blue Angels Weekend, etc. 

Would be great if we can meet up for a coffee or so.

And relying on Real Estate agent to comb through MLS for nearby sales.

My last piece of advice is to checkout your local real estate investing clubs, you can see nearby events with things like meetup (the app) or with google.

I live in around Irvine, 92620 but I am open to any form of investment strategy whether that is a long-distance investment (my resources in finance is limited) or simply pooling money to buy houses in nearby cities.
