We had a tenant updating a log daily to insure we’re don’t have any red flags or spike in usage to help detect any issues, but he’s taking a full time job and can no longer commit to the daily monitoring.We have a Sensus flow meter that appears to have remote monitoring of options, but there’s not a lot of contacts with experience with the products and it appears to need a lot of other components in-order to access all of its functions.We could use a whole home remote meter, but I wasn’t sure due to the total usage volume with a 26 home park if that would be an intelligent route or not.Primary need is remote reading of the water usage.Thanks for any insights you can provide!

I doubt they appreciate it much, but I think it helps set the right tone that I want them to care for the unit.  

However, expect to need 20-25% down or equity to go the commercial route.There is no "Max" in the commercial world of lending.

Initially it sounds like you're going to need to make sure the zoning and utilities for the land are feasible but there are a lot of other variables to consider depending on your strategy. 

If it is more of an adult area, than engineered hardwood has a higher end feel and still durable.I would go medium toned as too light will show all dirt, dust and crumbs, and too dark is not in style.

@Thomas S.I have to agree with @Chris Armstrong, if not in tone at least in content.  

With 6 lower end properties, I'm going to need a property manager or add at least 10 hours/week to my plate, in my opinion. 

We definitely want this first property to set the tone for the 2nd, 3rd, 4th, etc. 

I’m going to need some permits.
