The reason for the low price was that the tenant was mentally ill and clearly on drugs refusing to pay any rent.

And here is the thing, Minneapolis is just 1 city, surrounded by dozens upon dozens of cities just as good if not better to do STR so why go through all the antics and mental damage of trying to get around it all.

Where it might take you a couple weeks, and it's exhausting work, save your energy for later in the project.Then I prefer to get the basement in shape. 

As right now my answer would be " I use a calculator or do some quick mental math" but I don't think that's the answer you're looking for either.
