Here are my thoughts:(1)  You can and should write a new lease that meshes with your management style and includes a meaningful late fee.

That rider is in part contributing to your higher premium.

A listing agent who gets 'double bubble' will work much harder to make a deal happen and may contribute a bit of their double commission windfall to help the deal go forward.

It's awful to say, but it would relieve a lot of the pressure on social security.There are a lot of republicans (and no, I don't have a political side they've both got too many flaws) who are kind of bluntly saying the the economy shouldn't come to a total crash to save those who are the biggest burden to the system (ie, those who can't contribute due to existing conditions, age, retirement, etc).

But they are spread across 5 states, 35 partners, built in gains on contributed property, 754 step ups, and a very complex allocation structure. 

The upstairs tenant has young kids that I am sure are contributing to the noise.  

My first question is if I should start slowing my retirement saving contributions and start saving my capital for Real Estate.

What is a typical breakdown in most syndication deals for cash flow vs sale proceeds and contribution to IRR? 

Before you make a decision as to which way to go, you should have a deep meaningful financial discussion with them about the risks.
