If not, I would still recommend going ahead with a professional cleaning company that has experience with mold remediation (make sure they send before and after pictures as well), if you really wanted you could give a small credit to the tenant to make them happy as well but 100% not required. 

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Our minimum credit score is 600, and 75-80% don't pass that standard. 

We would just need to verify you have a decent credit score and the rents can cover the total mortgage payment at that loan amount. 

Factor in things like credit health, de­bt load, and financing options.

Finding financing for multifamily properties in the 5-10 unit range typically means local banks and credit unions, or small balance commercial lenders.
