As for the LLC suggestion, I have been considering this but it seems to be a fairly common practice for newbies to get the first home under their own name then later start putting newer homes under an LLC once they're more established.

Then yes 1031 and defer all tax.What goes into establishing intent is not fixed and rigid.  

Having said that, though, if your single member LLC is properly established and run, it should afford you the same protections.

I would really recommend going to meetup groups, there are a lot to choose from, and getting involved in the community to speak with people who have been in the market.  

Let them know that you want to grow with them and try to establish a good open relationship.
