Did a basic lease I found online(I know not the smartest way to go, but I was in a panic trying not to loose my daddy’s house) I’ve just read the Turners book, The Book on Managing Rental Properties.

I'm going to see the properties this weekend.I also have a lender that says they will do 100% financing if I have the financial sheets, leases proving the current performing income. 

I have a tenant who's lease is up in July.

Look Unless it’s in your lease I would tell them that if they want it colder then go buy themselves a window unit and if they really fight you about it go buy them one and take the cost directly out of their security deposit .

You don't want to be the last guy into the market leasing when the market downturn comes.

How long before the end of a lease do you go and assess work that may need to be done?

Hi Everyone,I have tenants that notified me of their intent to break their lease and leave their apartment with 60 days notice (allowed in our lease).

Overall this is the tightest lease I have read so far and it was well worth the purchase price.

They have expressed interest in selling the property and leasing it back for 1-2 years.
