My tenant is trying to use a part of the law to get reduced rent due to a leak we had on the property and I don't think he is interpretting it correctly. 

I see mold, leaking roofs, broken ACs, and other deferred maintenance regularly.

Many advised I wait until the roof leaked.

No leaks yet, but I will be replacing it anyways with a renovation loan.

I had two faucet and a toilet leaking unreported and  there was a fast fill on the septic so it had to be pumped out and started backing up. 

We went $2300 over budget budget because of extra drywall repairs and small leaks.

So really no one knows what the true cost will be until they can figure out how bad and how long the tank has been leaking.
