Good afternoon everyone,I am new to real estate and looking to purchase my first property around the Fort Benning area this spring.

Late fees were waived.

It is never too late to start.

In late 2020, I discovered BiggerPockets and have been a reader/podcast listener since, trying to absorb everything there is to know about buying my first home that would also act as an investment property.

Late payment charges, medical expenses, unpaid water/electrical/phone, HELOC's gone awry, etc.

However, after deducting the skips, evictions, and maintenance (the properties were built in the late 1970s), I lost money each month, even though I did all the maintenance myself.

i know ive been posting a lot lately so please excuse me. im just a newbie with a lot of questions.

I sent that, along with a letter explaining all the late rent (from after their bankruptcy, because everything before is forgiven) and fees, plus damage and lawyer bills, etc.

In TN it's considered "ate" on the 5th, but I sent them a email reminding them of the late fee and letting her know of the "Pay of Vacate Notice". 

But I make sure that I have the following in place from contracts: (1) I get the late fees (2) no upcharged on repairs, (3) i get to see the contractors invoice, (4) i get access to all data.
