As you know rent is quite low (median in Milwaukee is about 1,200 for a single family) yet you have the same infrastructure to maintain: one kitchen, one bath, one HVAC, one water heater etc - cost of replacing a water heater is the same, no matter if your rent is 700 or 1200 or 1600 (which is our typical rent for a SF).Income (rent) is a function of size: bedroom and bathroom count as well general space meaning square footage.

I typically see a turn around play that costs around 15-20k per unit in this market, and with that money we can get a nice product that has pretty much everything done on it from the windows, roof, electrical some plumbing all the way to the kitchens and baths.

There is also some room for forced appreciation through kitchen and bathroom remodels.Cons/lessons learned: It is a 3 bed 2 bath but the third is not very suitable for a third roommate (quite small ~ 80 sq ft).
