Either work and do your ****ing job, or someone else will.

However there is a case to be made that rents will continue to grow, and the area continues to see more and more development as the population and job opportunities continue to grow.

Has anyone lent to American Private Money Group, FMC Lending who operate out of Burlingame, CA? 

for me got my RE license at 18 and hit the streets.. tough first 6 months.. but that first commish check of 900.00  when at the time  75  a great job paid 8 to 10 bucks and hour.. and it took me I calculated about 6 hours total time..

I think the issue is how much is the job? 

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with zero or negative relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560, little to no good tradelines, lots of collections & chargeoffs, recent evictions.

You can possibly get around this with 12 months of operating history on a DSCR loan.
