My partner who's out there has shifted to running his own crews of labor to keep the jobs going.

It has been booming for the past couple of years with strong job growth and population increase.

Start by getting a job-any job that will help you pay the bills. 

I have 2 SFRs that are performing well, appreciating nicely but I'm itching to get the capital out of them to scale to bigger deals. 

It would be nice having no mortgage but doesn't make a whole lot of sense

There are also a lot of new tech jobs moving to the area.

Make sure to ask about including errors and omissions policy, then if something happens like a software malfunction, etc. and you cost the homeowner thousands of dollars, you have insurance to cover that.Safely or Waivo are nice to have as well, they cover damage from a guest including sheets and towels, and I think also thief.

You'll get a lot of opinions on here, going both directions..Personally, I am ok with zero or little cash flow (but not negative) ONLY IF the asset will certainly appreciate nicely, and within a  period of 2-5 years (just my own rule)But I don't like the concept of having your other assets cover this one, each asset should stand on it's own.Just my $0.02....

On the remodels I've done, Nash Industries has always done a good job and are reasonably priced. 

I will say do not go cheap on paint, get the right paint for the job.
