Sounds like you should check in with your local real estate board for assistance.

There was a down payment assistance program, and the seller paid for half of the closing costs.

I'm hoping to learn from an  investor, perhaps as an intern, assisting and utilizing the skills I have to assist with the progress/success of their organization. 

Just need to get internet at the house so I can sit down and write post after post lol.  

Crime stats can assist, but it is easy to see the direction a neighborhood is going from a quick drive through.
