I think the rate for the triplex was ~ $150k with work needed (wasn't the most ideal setup/condition , and the duplex was ~ $120k with the same conditions).

Definitely don't act on the info you get from BiggerPockets without reading the ordinances yourself, and ideally spending an hour with a local landlord law attorney to talk through options.
