Tenant screening will virtually eliminate evictions and most tenant problems.

I'm sure virtual unit walkthroughs and masked meetings would also help the potential renter(s) feel safer.

Loan terms are virtually the same for properties tenanted by CVS, DaVita, Fresenius, Starbucks, Tractor Supply, O'Reilly Auto, Advance Auto and AutoZone. 

I know they are very limited now due to COVID restrictions but they are still going on whether virtual or in person.

Invest virtually, in other markets that are more buyer friendly:  declining sales>increasing inventory>price reductions>extended days on the market.

Facebook groups, IG, local REIAs (there are a lot who have hosted meetups virtually throughout the pandemic) are a great source of info and connections.

With everything going on I rather do a virtual meet up or meet in an outdoors environment with limited people.
