He essentially finds rehab homes, mainly foreclosure properties, connects you with his hard money lender (20% down, 2 points, 10% interest), connects you with one of his contractors, and then will list the property for sale.

Not that I want that to happen I would definitely work with a real estate investment broker or realtor and make sure in which ever property I invest in is worth it. 1st comment- Get rid of those negative thoughts about bankruptcy and foreclosure.

I can see how maybe I was a little vague, basically I am about to start up a residential cleaning business to clean homes whether people live in them currently, a realtor needs to clean up for rent/sale showing, investor needs to clean out of a foreclosure, etc.

Might want to keep your eyes out for FSBO, wholesale deals, foreclosures to be purchased at courthouse, or the online auction websites.
