I have heard from a couple sources that a TSP bath, paint the grout, then a primer on the tile topped with an oil based paint is the ticket.

Having an idea of the remaining life on the big ticket items is useful for you, and between that and the current financial standing of the HOA, you should be able to get somewhat of an idea what the risk/likelihood of getting stuck with one-time flat assessments on top of the monthly HOA fee looks like.good luck

get estimates from a few contractors regarding the repair. depending how bad it is then you can request concession from seller. they most likely will only agree to partial of the expense if any. are there any other big ticket items?

I can see tourism up its one of the most cost effective warm places to go that you can get to in 3 to 6 hour flight.. took me 6 hours from Seattle non stop..
