In NC, I can't find REO's that the lender wants to sell. 

Or do you find a lender first, explain what you’re trying to do, and then start submitting offers?

That said, in searching for my next property I am finding a hard time wanting to do another hard money loan.

i am considering syndication as well, but in the meantime i would like to find any lenders that might be operating in this realm.

I keep hearing that umbrella insurance is cheap but I don't find that being the case. 

everyones input here is helpful, and thank you all for your contribution. i did find a buyer at 1.9M, but the seller is stalling. i do not think this deal will happen.
