Under American tax law, investors are not subject to tax on their capital gains if they don’t sell the property during life.

My credit just climbed above 740 so it's by no means in the tank but there is room for improvement specifically in my credit limit.Now I don't use my credit card in the traditional American debt way since I only use it for small things and pay it off immediately.

My speculation based on current estimates to repair, that I would be looking at 45-60,000  .I guess, my point is in current condition condition I would feel lucky to get $1000 a month in rent, if fixed up in a minor fashion.

In addition to a main house designed in this fashion I would consider adding an accessory dwelling unit that could be rented out.

The down-side is that the local municipalities and townships are a bit unfavorable to MF since they are trying to keep an "american dream" feel within the area (ownership of SFH are preferred).
