paint is the best way to go if there in bad condition if not leave them alone replace thie sink bottom with a new skin clean with murphys soap and oil if interiors are rough looking put down white glue down paper.painting with one coat of primer should run you about $20.00 a ln ft. oak will show all its grain after painting you would have to put 4 -5 coats of primer sand in between coats to hide the grain and it wont completly disapear you can also paint and gel coat stain over paint for an older antique like finish

I agree she should be compensated for that, but as Dell points out it sounds like a sweeter deal for her. look to pay her a fee for her efforts, put some skin in the game (you buy she pays rehab), or adjust the split in your favor.

it was a huge headache, but we were successful, and afterward, the house was spotless. in the house you're working on, i'd say, it wouldn't be difficult, since it's not full of personal items. but diatomaceous earth only works if the bugs make physical contact with it. we used ourselves as bait, sleeping on air mattresses in the center of the living room, but it was not ideal, especially with a baby. another thing to consider is that breathing it in can be harmful to your lungs and dries your skin out(it also dried out my rugs and floor a little, but, i wanted to cover all my bases). be sure to get the food grade stuff, wear masks when puffing it around, and only puff small amounts(we used a condiment bottle- for mustard or ketchup). another way to lure them through the de is with heat and carbon dioxide(because we generate heat and carbon dioxide)- you could use candles, but be careful leaving them unattended if you are not staying at home through this process. i wish you the best of luck. bed bugs are no fun.

All the HML I know want you to have some skin in the game and are asking for 25% down, You're probably better off looking for a PML that's going to be more flexible.

I am all for education, but I learn more when I have skin in the game.  

If its your goal to own lots of rental houses.. in the cash flow markets these days the little rental homes are not selling for retail homeowner values anyway and have not for years.they are selling just like commercial or MF based on income.. if income goes down price will go down .. if income goes up prices go up.this new group of landlords are much better equipped to ride out a down turn than the last set of many landlords that bought pre 08 with no experience and no skin in the game .. the providers of these assets for out of state folks have really cleaned up their act.. 

Since my down was about $42.5k and closing costs, that's my skin in the game.

All of them have very different features and nuances about them once you go below skin deep.
