Suggestions for financing?

Hello guys so I'm just starting out and am just wondering what I can do for financing. My credit is not great because I let other people deal with my finances but that's a story for another time. So I am concerned I won't be able to get a loan to actually start. My goal is to buy multi family and rent. I talked to my bank briefly about it and they said until the stuff in collections is off that it pretty much isn't going to happen. The thing on my credit report are from about 6 years ago and I have built my credit back up about 100 points now. I have considered looking into hard money lenders however I don't think I could refinance it and the points on that loan would kill me. I am currently saving money and should have at least 3k$ by the end of the year possibly more for a down payment. I'm looking for anything that you guys could suggest. Just a good starting point is enough. I am going to make this work just not sure how yet.
