I am not experienced in multiple family properties and while I have been to Rochester last year I do not follow Rochester's market closely.I know of only one member, Mark Updegraff , I think i spelled his name right, who operates in Rochester .

In theory, an experienced AC guy should be able to do something similar and give a price he's comfortable with.

Of course you still have the engineer and accountant types that actually like to read and research, but it's not the norm.

I am an experienced wholesaler and I see deals on Craigslist by other wholesalers , some are descent some are not.

My long-term strategy is buy-and-hold for the cash flow, however, I am somewhat interested in flipping at first in order to increase my available capital if I can find a trustworthy and experienced partner.
