At move in, I give them shovels, rakes, a sink and toilet plunger and one bag of snow salt a year.In addition they receive an automated text of the 1st reminding them of to pay their rent by the 4th and to let me know if they have any maintenance issues.Most months, I rarely have to do anything except the occasional drive by of the property (or inspection)and get the occasional maintenance text.

It's also got about a foot of snow on the roof so not able to really see that except you can tell it's metal put over shake.

The asset goes to your heirs and the tax disappears in the estate.So if you compare those three scenarios you'll find that the difference between 1 and 2 is that you basically end up the same place (minus getting to use the deferred tax dollars for income) except that the charitable organization gets the asset at the end.
