Makes me wonder why more of them aren't making proper efforts to educate themselves on value and instead think that a house selling for say $250K is a great deal because it is much cheaper than houses where they are from.

He will no longer deal with the title company and this lawyer so I have chosen to seek a new attorney based title company to be sure no more legal issues arise to delay this further since the family member will sign but not to these people.

In Portland, once you inherit a tenant, you’re bound by the lease terms in place, so unless the lease is close to expiring, asking the current tenant to move out would typically involve negotiating a “cash for keys” deal.
