You'll be less likely to underestimate your renovation costs because they'll tell you they won't lend you that much or your estimates are out of whack.  

I estimate the $ amount of the work to be less than 35K so I wont need a HUD consultant.

Total operating income is $8,600 per month so even if I borrowed the full 900k it would still produce an outstanding cash flow (for the Maui market - which also has a huge added incentive of having a very high chance of appreciating).

Figure out estimates for rehab while doing a walk-through4. 

Do what you want to do, be passionate about whatever you decide and chances of it working will skyrocket.

I primarily need advice on:- Is it a good location for rental & What kind of tenants it will attract- How to rehab to maximize return w/ cost estimation- Conservative rent projection based on the rehabI need property managers for it, I tried to contact a few companies, but their response seems slow and I won't be able to directly talk to the actual property manager.Anyone can help?
