(High Cash Value Life Insurance works too, but takes time to become efficient).

And when I didn't I wasn't as efficient or effective as I was when I did follow the routine. 

This deal was purchased below market value as it needed minor work and the sellers were motivated to sell.

If you're just getting started, house hacking the primary is an efficient way to jump right in.
