The seller's (agent's) response was:"owner is willing to go to $235k, it's 5% down within 24 hours, a 5 or 7 day inspection...appraisal ordered w/in 10 days business days from effective date."  

Can someone give me feedback or address how to tackle this one?!!

I have already checked with my lender and they confirmed that if the property gets transferred into a LLC, the due-on-sale clause will take effect.

A relative found out recently that the lawyer who recorded a lien for them put his law office as the notification address, not their home address.  10 years later when the guy stopped paying, they found out from the records' office that the home foreclosed and they never received notice because it went to the lawyer's office, now non-existent, not their home.

If you calculate postage, paper, ink, envelopes and your time buying the paper, printing, licking envelopes, placing stamps and return addresses?

I thought about super basic with just name, number, and email address and maybe some goofy slogan about making deals as a start.

We are also hesitant to put our full return address on the envelops.

It's awesome that the government put this act into effect but I do have some questions about the full process.
