The easiest way to get the higher returns is to do the flips faster.What I don't understand is why one would do a flip at a 50% IRR if you could do a BRRRR at a 50%.

Note: although for really big amounts like if you got a gift from a parent for $20,000, they'll ask for a signed letter from that parent saying it was a gift not a loan.
