We've done them in basement wall cracks and they work like a dream and aren't nearly as expensive as some of the options.And make sure you get some fans and/or dehumidifier down there or you'll have a mold problem in short order

When the ASKING price is irrational, then the GSI will be too - - simple way to evaluate the dream of the seller. 

The quality of potential tenants is low, you dash for the cash and accept a tenant who you wouldn't dream of touching normally, you get two months of rent, a trashed property, and it's out for three months+, not to mention another couple of grand for repairs.This period of bad occupancy requires you to dig deep into your pocket.
