The $10k wasn't the issue (though it's a lot of money), it was the now-or-never nature of how I was required to decide, sign their contract, and pay--no trial run, no sample materials of the course--not to mention they have zero mentors physically here in Michigan and don't plan to.I, too, live in the Detroit Metro area so it would be great if you could connect me with your RE agent friend.- Joe

Do not allow deadlines to float... the minute someone is late, start with the legal requirements even if you like them and believe it's a temporary issue

California isn't ideal because the current migration from the rest of the country to the southeast means low appreciation or even short term depreciation will be an issue

If the SF's homes work out as planned just 10 homes @ $600/mth in month 61 will be producing $6,000/mth cashflow with NO maintenance / landlord issues except evictions if tenant buyers don't pay. 50 homes $30,000/mth.

We started the journey last year Sept 2023.The deal closed mid November, after a 2 months journey to find the perfect property (price/Cash Flow/appreciate) and closed on it.Made her aware the holidays isn't the time for renters to move, however, once W2 taxes were issued in January 2024 she would get a tenant.She is officially a landlord!

Maybe some sort of "white glove" organization exists, but doubtful.Also, it would be better to split it up for sourcing issues, just like hiring trades instead of general contractors.For example, it took me two years to find my agent.
