I’m ok with it taking a while and some paperwork though and up to a couple grand in legal fees especially if I get to keep my downpayment and my parcel.

Is that just the origination fee or does that include other items?

Namely, transfer taxes based on the assessed property value (even if transferred for a $1) & presumably additional accountant fees related to basis. 

Credit Report fee is $56 vs. $200; I don't see a "Closing Protection Letter"  or "Abstract" in all of the quotes).Two varying examples below:
