Obviously careful planning, analysis, clear policies and procedures, and a dedicated team can make your dream a reality.  

I discussed pet rent with the property management company I use, and they suggested not asking tenants for it (to remain competitive), plus they have their own pet policy/procedure.  

The landlord must follow abandonment procedure, which may include posting the notice to quit for non-payment of rent and proper notice to enter the premises.

We do the same procedure when it comes to contacting the  current landlord and have busted one already who put a fake reference on the app.

So, I strongly recommend that you follow the normal procedure to start evicting your tenant as soon as allowed if you do not received rent as agreed.
