I'd be curious to hear if all goes smooth (fingers crossed)  or if you have issues like - the agreed upon rent amount, rent due date, repairs that we're promised or neglected, etc...

I reckon if Brokers are spruiking such low pro forma expenses, it borders on fraud!...

Just need some cosmetic work such as paint, maybe some flooring, outdated borders around the walls removed, etc. 

@Robert Ellis My husband and I used to live off North Star Ave, kind of bordering Grandview/Upper Arlington/West Campus, when we attended OSU.

The water heater is only a few years old, and I never had any problems with it when I lived there prior to renting it out, which is why it being defective never really crossed my mind.

Be patient,it's only 7 days and you don't want them trying to respond to the court using their alleged fake lease.Even if it is totally fake and they are true squatters,they could cause severe delays filing motion after motion and instituting waiting periods for hearings on each motion.You can be accused of being a racist landlord,providing unsafe living situations,cutting off utilities and other forms of harassment,etc.Proof is not required,just the accusations get you 45 days or more delayed waiting for a courtroom date to open up.So,be patient and cross your fingers they don't respond so you can get that order for the sheriff to remove them ASAP.

@Sastry Srini You will not have any problems with that street in Lyndhurst, except that it borders the high school, so lots of daily foot traffic by students.
