Generally, you should be able to find 75% after the six-month seasoning mark for both these properties, and maybe a 70% Cash-Out if you do the 3-6 month seasoning window.Unfortunately, theres somewhat of a "glitch" in the DSCR qualification rules that give worse terms to those that are less leveraged and cashing out, than if you would have done max leverage on these with hard money or HELOC for example.

I want this to be a thread hopefully of use to agents and buyers in this new world to figure out new pricing strategy’s so I would like to ask that this doesn’t devolve into a discussion about that facts of the case or if the ruling is fair etc.

General rule is that you may get some things like improved general software interfaces, more experienced professionals (some people get REALLY specialized in certain topics, it's crazy to see sometimes) Also, the option that if you do have something unexpected come up, they might have more staff capable of handling it so you wouldn't have to move around at all.
