They have perfect credit scores 830 and 790 ( I received the credit reports) (They are a retired couple 69 and 62 no children). 

I own a couple lines of credit and have saved a good amount of money.

Have been considering putting it on the market for around $135k just because other units have pending offers within a couple of days of being on market.

ARV is $155k - (Needs a new roof in a couple of years and HVAC)2.

The FSBO is an elderly couple that is acting as if they are new to this as well.
