It's a second loan on top of the FHA product.You have to continuously reside in the property for 5 years for it to be forgiven.You won't be able to refinance the property with zero equity.

As an investor, you need to break out the wikipedia, inspectorpedia, bricks and mortar library and educate yourself about building materials, repairs,etc or especially as a female you will get fleeced.

Seems like I should do this sooner rather than later due to growing concern of market being topsy.I know this is not a home run and I am not cash flowing as much as I would like but want to use this investment to continue to learn and grow and eventually hit double/triple/home run(!)
