From what you describe in general there is no need for multiple LLC's or too much other complexity. 

They allow you to track all the incoming payments from large complexes.

Hey guys,I'm a currently a rehabber that wants to buy and hold (and reposition) my first apartment complex.

The problem I see with giving gifts in a large or small apartment complex is the tenants talk.

This complex was already operating with a property management company the bank put in place, so we let them stay in place to run the property.  12 months went by. 

Can anyone share any pointers on how to analyze a small apartment complex?

So I was thinking that small multi family complexes may be a good place to start.
