I direct messaged jdainflip on IG with adivice and his response was "A good way to start is to find an investor lookinng  for specific types of property and bird dog/cold call", my question is what is bird dog/ cold call ??

I am currently signed up to prop streams but have decided to focus more on SEO and PPC advertising than the traditional mailer or cold calling.

In reality, I would assume most landlords will keep the deposit and move on versus trying to push for further losses, but there is always a real risk they will come after you, and could go after eviction, which would show on background checks for work and possibly credit reports.As for the mortgage: In reality, I think you would be hard pressed to find anyone that had their mortgage called on the terms of breaking an owner-occupant clause.  

Direct to seller marketing... direct mail, PPC, social media, cold calling, etc

From there I text everyone.. to eliminate bad numbers quick, then we cold call them... and only when we can't get a hold of them do I sent them mail.  

For condos specifically, I think you would be hard pressed to find any off-market deal.

I would keep pressing forward and work to get this guy out. 

We cold called the owner and he was interested in selling.

The tenant on the 3rd floor always complains in the winter time that's it's cold, especially in the bedroom.

We cold call homeowners throughout the region.
