I was starting to think there wasn't anyone on here close to where I live. 

Getting a proof of funds letter is boarder line fraud if you can not actually close on the deal.

On the net worth side of real estate I usually only update that yearly and use ”safe/minimum/must sell prices” (say 20% discount and 10% closing costs.) to me the income is way more important than the net worth.

I can't imagine closing a $20M deal without a whole lot of disclosure.
